Terms & Conditions

These terms explain how we work together when you book cleaning services with DirtXit. They are subject to applicable UK law and to your mandatory consumer rights, which are not affected by anything written here.

1. Definitions

  • "DirtXit", "we", "us" and "our" mean DirtXit, a cleaning business operating in Manchester, UK.
  • "You", "your" and "the customer" mean the person or organisation booking the service.
  • "Booking" means a request for cleaning services made through our website, by phone, by WhatsApp or by email.
  • "Service" means the cleaning work described in your booking, including any add-on services selected.
  • "Property" means the home, office or other premises where the service takes place.

2. Booking and acceptance

A booking is a request until we confirm it. All bookings are subject to availability. We will confirm the date, time window, service and price with you, and the contract begins once we confirm your booking.

3. Customer responsibilities

  • Provide accurate contact, address and service information.
  • Tell us about pets, parking restrictions, access codes and any special requirements before the visit.
  • Let us know in advance if the property is in an unusual condition or needs more work than described.
  • Provide a safe working environment, including running water and electricity where needed.

4. Access to the property

You must be available at the agreed time or provide suitable access arrangements. If we cannot access the property at the agreed time and have not been told otherwise, we may treat the appointment as a late cancellation.

5. Cleaning services

We provide regular cleaning, deep cleaning, end of tenancy, Airbnb turnaround, office and other cleaning services as described when you book. The time needed depends on the size, service type and current condition of the property.

6. Add-on services

Add-ons such as inside oven, inside fridge and inside windows are only included when selected at booking, or agreed with us in writing beforehand. Add-ons are charged in addition to the main service.

7. Pricing and payment

Prices are shown before you confirm your booking. Payment is taken as set out during checkout. Where a booking is on a recurring schedule, each visit is charged at the agreed recurring price until you cancel.

8. Booking amendments

You can ask to change the date, time window or service. Changes are subject to availability, and a change of service may change the price.

9. 24-hour cancellation notice

At least 24 hours' notice is required to cancel or amend a booking.

10. Late cancellations and no-shows

If you cancel or request a change with less than 24 hours' notice, or we cannot access the property at the agreed time, we may charge a cancellation fee or retain any applicable payment or deposit, subject to applicable UK consumer law.

11. Arrival and delays

We aim to arrive within the agreed time window. Traffic, parking and earlier appointments can cause delays; if we are running late we will let you know as soon as we reasonably can. If we need to cancel or significantly change an appointment, we will offer an alternative appointment where appropriate.

12. Property condition and unusual levels of dirt

If the property needs substantially more work than described at booking — for example heavy build-up, biohazards, pest issues or builders' debris — we will discuss the options and any revised price with you before continuing.

13. Fragile, valuable or delicate items

Please secure or tell us about fragile, valuable, antique or delicate items so we can work around them. We may decline to clean items where cleaning carries an unreasonable risk of damage.

14. Existing damage

We are not responsible for pre-existing damage, wear and tear, or faults that cleaning reveals rather than causes, such as worn sealant, loose fittings or faded surfaces.

15. Pets

Please tell us about pets at the property and make arrangements to keep them comfortable and secure during the visit.

16. Keys and access codes

Where you provide keys or access codes, we will keep them securely and use them only to carry out the agreed service. You can withdraw those arrangements at any time.

17. Complaints

If something isn't right, contact us promptly with details and, where possible, photos so we can investigate. Contacting us soon after the visit helps us put things right quickly.

18. Re-clean and remedy

Where a complaint is upheld, we will normally offer a reasonable remedy first, such as returning to re-clean the affected areas at a mutually convenient time.

19. Refunds

Refunds are considered according to:

  • the circumstances of the cancellation;
  • the timing of the cancellation;
  • whether the service has already been provided;
  • any applicable payment or deposit terms; and
  • applicable UK consumer law.

Refunds are not automatic for every complaint; each case is reviewed on its facts.

20. Liability

We take reasonable care and skill in providing our services. We are responsible for loss or damage we cause, but we are not responsible for loss or damage that is not caused by our breach of these terms or by our negligence. We do not exclude or limit liability where it would be unlawful to do so, including liability for death or personal injury caused by negligence, for fraud, or for your statutory consumer rights.

21. Circumstances outside our reasonable control

We are not liable for delays or failures caused by events outside our reasonable control, such as severe weather, transport disruption, illness affecting our team, or utility failures at the property. Where this happens we will contact you and arrange an alternative appointment or a suitable refund.

22. Privacy and data handling

We use your details only to arrange, deliver and support your booking. Please see our Privacy Policy for how we handle personal information and how to contact us about it.

23. Governing law

These terms are governed by the laws of England and Wales, and are subject to applicable UK law and mandatory consumer rights. Disputes may be brought before the courts of England and Wales.
